New Builds
Building a new home from the ground up is the most complete expression of what Witcher Construction does. From initial groundworks and foundations through to the finished, ready-to-occupy building, Neil oversees every stage of the process with the kind of structural understanding and project management discipline that only comes from having done this many times across many different site conditions and build types.
New build projects are managed as a single, coherent programme — not a sequence of separate contractors passing responsibility between them and hoping the joins are invisible. Witcher coordinates every trade, manages the programme against a realistic timeline and maintains quality control at every stage. Clients receive regular, honest progress updates and have direct access to Neil throughout.
New build work is undertaken across West Yorkshire and the wider North of England for private residential clients, self-builders and small developers.
Extensions
A well-designed, well-built extension transforms how a home works. Renovation is where Neil’s broad knowledge of how buildings actually work, as opposed to how they were built, matters most. Older properties — the Victorian and Edwardian terraces, the inter-war semis, the stone-built Northern housing stock that makes up a significant proportion of the residential market across Yorkshire and Lancashire — require a different approach to modern construction. Different materials, different methods, different tolerances and a genuine understanding of how buildings of that age and type behave.
Witcher Construction has particular experience in period property renovation — the structural repairs, the sympathetic material choices, the careful balance between modernising a property and preserving the character that makes it worth renovating in the first place. This is not work for contractors who only know how to build new. It requires the kind of knowledge that comes from spending time inside old buildings and understanding what they are telling you.

Witcher handles refurbishment projects for homeowners, landlords and property investors — from single room refurbishments to complete property overhauls ahead of sale or letting. The same standard applies regardless of scale. Commercial Fit-Out
Witcher Construction’s commercial fit-out work is focused on smaller commercial and light industrial premises — offices, retail units, workshops, studio spaces — where the client needs a contractor who can coordinate multiple trades efficiently, work to a programme that minimises disruption and deliver a finished space that functions as well as it looks.
Commercial fit-out is a different discipline from residential construction in its programme management demands, its material specifications and the expectations of clients who are often working to deadlines driven by lease commitments or business opening dates. Neil has the project management background to handle that pressure and the trade network to staff a commercial project properly without the quality compromises that come from engaging whoever happens to be available.
